Southwest Missouri Real Estate Market Update: What Buyers and Sellers Should Know
The residential real estate market across Greene, Christian and Lawrence counties continues to offer opportunities for both buyers and sellers. Although market conditions vary by county, the overall picture is one of steady home values, more thoughtful buyers and a growing need for accurate pricing.
Mortgage rates have moved slightly higher recently, with the national average for a 30-year fixed mortgage reaching 6.95% in mid-September. Rates can change quickly and individual borrowers may receive considerably different terms depending on their credit, down payment and lender. Rather than trying to perfectly time the market, buyers should focus on finding the right property, negotiating favorable terms and choosing a comfortable monthly payment.
Greene County
Greene County recorded 372 residential sales during August, a 7% decrease from August 2025. The median sale price was $265,000, representing a modest 1.3% annual increase.
Active inventory was higher than a year ago, giving buyers more homes to consider. Properties also generally required more time to attract the right buyer, particularly when their initial price did not match their condition or location.
For sellers, this does not indicate a declining market. It means buyers are comparing properties more carefully. A home that is clean, well presented and accurately priced can still attract strong interest.
For buyers, the additional selection may provide more time to evaluate a property, complete inspections and discuss closing-cost assistance or other favorable terms.
Christian County
Christian County recorded 140 residential sales in August, down 7.3% from the same month last year. The county’s median sale price increased to $333,564, approximately 9% higher than August 2025.
Homes took longer to sell, however, with average market time increasing to 51 days. That combination—higher prices but longer selling times—suggests buyers continue to value Christian County communities while remaining selective about price and condition.
Sellers should not assume that recent appreciation guarantees a quick sale. A property-specific market analysis remains essential because the countywide price increase may partly reflect the types and price ranges of homes sold during the month.
Buyers may find negotiating opportunities among properties that have been available for several weeks, especially when sellers are willing to assist with closing costs or financing incentives.
Lawrence County
Lawrence County remains an attractive option for buyers seeking greater affordability within commuting distance of Springfield and other Southwest Missouri employment centers.
The county’s median listing price was approximately $254,950 in August, while the reported median sold price was about $221,149. Active inventory increased from July, providing buyers with more choices, while homes generally moved faster than they did a year earlier.
This is an important reminder that Lawrence County should be evaluated separately from Greene and Christian counties. Smaller communities and a more varied mix of rural, small-town and acreage properties can produce noticeable monthly changes in countywide statistics.
Well-maintained and properly priced homes can still move quickly, particularly in desirable locations such as Mount Vernon, Aurora and Marionville.
What Mortgage Rates Mean for Buyers
Current mortgage rates remain an important consideration, but they are only one part of a home-buying decision. Buyers may have several ways to improve affordability, including:

What Sellers Should Expect
Home prices throughout the Springfield area remain relatively stable, but today’s buyers tend to be more deliberate. Homes that are priced substantially above comparable sales may remain on the market longer and eventually require a price adjustment.

Greene County buyers currently have more choices. Christian County continues to command higher prices, although homes are taking longer to sell. Lawrence County offers comparatively affordable options while still showing healthy demand for properly positioned homes.
