Southwest Missouri Housing Market Update
Southwest Missouri Housing Market Update
The housing market across Greene, Christian, and Lawrence counties continues to offer opportunities for both buyers and sellers.
Inventory remains relatively steady. Greene County has about 2,100 active listings, Christian County has roughly 800, and Lawrence County has just over 300. Homes are generally taking between seven and eight weeks to sell, although well-priced properties can move faster.
Prices remain firm across the region. Recent median listing prices were approximately $340,000 in Greene County, $409,000 in Christian County, and $267,000 in Lawrence County. These figures are countywide, so conditions can vary considerably by neighborhood, price range, and property type.
Mortgage rates have remained fairly stable recently. While financing costs are higher than they were several years ago, buyers can still explore options such as adjustable-rate loans, seller-paid closing costs, and temporary rate buydowns. The right financing strategy may be just as important as the asking price.
For sellers, today’s market rewards good preparation and realistic pricing. Buyers have more choices and are paying close attention to condition, value, and monthly payment.
For buyers, increased selection may provide more time to compare homes and negotiate—but desirable properties can still attract quick interest.
If you are considering buying or selling in Southwest Missouri, I would be happy to help you understand what is happening in your specific neighborhood and price range.
