Your Southwest Missouri Housing Update
Greene, Christian & Lawrence Counties | October 12, 2026
From Ron Dunaway, eXp Realty
Thinking about buying or selling this fall?
Homes are still selling in our area, but your experience will depend on the neighborhood, price range, and condition of the home. Here’s what the latest numbers mean for your plans.
What are homes selling for?
The latest published local sales report covers August 2026:
| County | Median sale price | Change from August 2025 | Homes sold |
|---|---|---|---|
| Greene | $267,500 | Up 4.3% | 361 |
| Christian | $340,000 | Up 7.5% | 141 |
The median is the middle sale price—half the homes sold for more and half for less. These county figures provide context; they don’t determine what an individual home is worth.
Comparable Lawrence County closed-sales figures weren’t available for this update. For buyers and sellers there, recent nearby sales are especially useful.

Buying? Focus on the payment that works for you.
The national average for a 30-year fixed mortgage was 7.40% on October 8, up from 7.28% the previous week. Your actual rate may differ based on your credit, down payment, loan type, and lender. Freddie Mac
Before making an offer:
-
Compare lender quotes, including fees and closing costs.
-
Budget for taxes, insurance, and any mortgage insurance—not just the loan payment.
-
Ask whether seller-paid closing costs could help reduce the cash you need at closing, subject to your loan’s rules.
I can help you compare homes and offer terms while your lender explains the financing options.
Selling? A thoughtful price still matters.
Median sale prices rose from a year earlier in Greene and Christian counties, but that doesn’t mean every home increased by the same amount.
Buyers are watching their budgets closely. Pricing against recent comparable sales, handling noticeable maintenance issues, and presenting your home well can help it compete. Depending on the offer, a closing-cost credit may also be worth comparing with a price reduction.
What does this mean for your next move?
You don’t have to make a decision based on a national headline. Start with your budget, your timeline, and the homes selling in your neighborhood.
